Dali real estate overview

Located in Taichung County, Dali is an administrative district that has one of the highest populations in the county. Hsu Yi-tang, an experienced realtor, has lived in Dali for close to 30 years and has personally witnessed the dramatic changes and developments in Dali real estate and property sales. In this month's Real Estate section, Hsu tackles the history, present, and future of Dali real estate.
Decades ago, Chonghsing Road off of Provincial Highway Tai 3 was the only road that connected Dali to nearby areas, so the district became sort of a central meeting point for cities located on the southern and northern sides of Taichung County. This remoteness made driving outside of the city quite inconvenient for the locals, and stunted their redevelopment growth.
After a law banning redevelopment expired in the early '70s, Dali was finally able to start long-anticipated construction projects. In 1983, the district started mapping out three redevelopment areas and eventually built city public offices, the Matsu Temple, and an Agriculture Association building. They also revamped Tucheng District by putting in six 20-meter beltway roads, which have made the traffic flow better.
The traffic situation improved even more with the completion of the Zhongchang (Taichung-Changhua) and Zhongtou Expressways, and the anticipated completion of the No. 4 Freeway. The former route extends from Fengyuan to Dakeng and connects motorists right to the busiest streets of Taichung. The latter connects to Dali and is projected to be completed by the end of 2010. By then, Dali residents will only need to spend 30 minutes to get to any point within Taichung City; elementary age kids and college students can take the bus to and from school, which will help avoid 4 o'clock traffic jam. All of these traffic advancements make Dali more accessible and a better place to live.
Since 1991, the Dali government has been busy building all kinds of architectural projects around the city, and the quality of life has improved drastically because of it. With strict building standards, including a law about how close a building can be to another building, coupled with a low population density, Dali looks spacious, safe and clean.
As far as the cost of new housing goes, an new 70-ping house on a plot of land that's around 25 pings wide, would probably sell between NT$5 million and NT$20 million--depending on location, facilities, etc. The interesting part is that the more expensive the property is the more people want it. Also, since there are no large open spaces primed for redevelopment, older businesses stay where they've always been without much change, which is a testament to Dali's stability.
With a more convenient transportation network, a high living standard and the basics for luxury housing, Dali real estate is a lucrative, steadily growing industry that has great future potential.
